It is offered fully furnished and turnkey. The current owners just finished a refresh — repainted inside, saltillo tile refinished, dining chairs re-covered, outdoor furniture repainted, new shower fixtures. You would be buying a house you could sleep in the first night.
It already works as a rental
This is not a theoretical income property. It is an active vacation rental, and a five-bedroom beachfront house is one of the easier things to fill in Rocky Point — it takes the groups that condos cannot, the two-family trips and the birthday weekends. On a three-day weekend booking this home has been netting its owners around $350 a night. Rental performance varies with season and management, so treat that as a starting point rather than a promise.

The four-way option
Here is the part that makes this listing unusual. The seller is open to selling it to four partners at $125,000 each and carrying the remaining balance himself at 7 percent. Each partner would get two weeks out of every eight — that is roughly six and a half weeks a year on the beach — plus a dedicated storage bin in the garage for your own things.
I have watched a lot of families talk themselves out of a beach house because one household could not justify the whole number alone. This is the cleanest version of the fix I have seen down here: a real deed, a written usage schedule, and a seller willing to carry paper rather than sending you to a foreign-national lender. The exact term and amortization are still being set, so that is a conversation rather than a brochure line.
Co-ownership only works when the agreement is written properly before anyone wires money — usage, resale rights, what happens when one partner wants out, who pays for a new roof. Have a Mexican attorney and a notario paper it correctly from the start.
