If you’ve spent any time dreaming about a place on the beach in Rocky Point, you’ve run into the name Las Palomas. It’s one of the most-searched resort communities in Puerto Peñasco — and for good reason. Golf on the Sea of Cortez, a pool complex that feels like a water park, beachfront condos you can actually rent out when you’re not here. Here’s the complete picture: what Las Palomas is, what it’s like to own there, and how to think about buying.
Where it is
Las Palomas Beach & Golf Resort sits right on Sandy Beach in Puerto Peñasco, fronting the Sea of Cortez (Blvd. Costero #150, Col. Sandy Beach). Sandy Beach is the long, soft stretch on the north side of town — the heart of Rocky Point’s resort corridor and an easy drive from the border for the Phoenix and Tucson crowd. You’re on the beach, minutes from the marina and restaurants, with that wide-open Sea of Cortez sunset view.
The resort: what you get day to day
This is a full-service resort community, not just a condo building. On-site you’ll find:
Golf on the beach. The Links at Las Palomas is an 18-hole, links-style course laid out along Sandy Beach, with sea views on the holes — a genuine rarity on this coast.

A pool complex that wows the kids (and everyone else). Think lazy rivers, infinity-edge pools, a water slide, heated pools, shallow kids’ areas, fountains, and swim-up bars. It’s the kind of amenity that keeps families coming back — and keeps rental calendars full.
Dining and more. Sit-down restaurants on property (La Maria Bistro for Sonoran-style Mexican, Citron for international fine dining), pool bars, a tennis court, a fitness center, a kids club, boutique shopping, and a convention center for events. Free parking, daily housekeeping, and a 24-hour front desk round it out.
The condos
Las Palomas condos come in a range of layouts — from one-bedroom getaways up to five-bedroom units big enough for the whole family. Interiors are turnkey: full kitchens with granite counters, in-unit washer and dryer, Wi-Fi, flat-screens, and keyless entry. Ground-floor units put you steps from the pool; upper floors trade that for the sea views. Units are individually owned, and a large share are placed in vacation rental when the owners aren’t using them.
What it’s like to own here
A few things make Las Palomas one of the easier places to own as a foreign buyer:
It’s turnkey and managed. The resort handles the amenities, grounds, and security, so your place is cared for whether you’re here for the season or away for months. For an absentee owner, that matters.
The rental demand is real. Las Palomas is one of the most-booked names in Rocky Point vacation rentals — that pool complex and beachfront location do a lot of the selling. If you want the place to help pay for itself, the built-in rental market is a genuine advantage. (Every owner’s numbers differ; I’m glad to walk through realistic rental expectations for a specific unit.)
You hold title the standard way. As in all of Rocky Point’s coastal zone, foreign buyers own through a Mexican bank trust (fideicomiso) — it’s routine, and you fully own, use, rent, and pass on the property. My guide to the fideicomiso (bank trust) walks through exactly how that works for a foreign buyer.
Budget for the carry. Owning here means an HOA that funds all those amenities, plus the usual annual costs (predial property tax, the trust fee, utilities). Las Palomas dues run on the higher side because you’re buying the full resort experience — typically in the range of roughly $400 to $800 a month depending on your unit size. I break down the rest of what to expect in The Real Cost of Owning in Rocky Point.
Is it a good buy?
For a lot of buyers, Las Palomas hits the sweet spot: beachfront, amenity-rich, rental-friendly, and easy to own from north of the border. It tends to carry a premium over quieter buildings — you’re paying for the resort — but that same premium is what drives the rental demand and the resale appeal. Whether it’s the right fit comes down to your budget, how you’ll use it, and which phase and view you’re after. That’s where it helps to talk to someone who sells here.

Las Palomas inventory moves, and the right unit depends on your layout, floor, view, and budget. Tell me what you’re looking for and I’ll send you the current Las Palomas listings that actually fit — and the honest read on each.

A reminder: I’m a licensed real estate broker in Puerto Peñasco, not a tax attorney or accountant. Trust, HOA, and cross-border tax rules change and vary case by case — before you rely on any figure here, confirm the specifics with a licensed Mexican notario público and a contador.
