It sounds exotic, but it’s a well-established, secure structure: a Mexican bank holds the trust while you retain every right to use, rent, sell, remodel, or pass on your property. The trust runs on renewable terms, and you name your beneficiaries right in the document. The annual bank trust fee runs about $464 a year, with a one-time setup cost of roughly $2,000 to $3,000 at closing.

Planning for Closing Costs
